contract management

BAD BUSINESS CHOICE FOR LA!!!
some more observations regarding contract management services
  • usually these contracts are multi year obligations --UNLESS YOU HAVE A CLAUSE THAT ALLOWS YOU TO CANCEL WITHOUT CAUSE AND NO PENALTY YOU SHOULD NOT SIGN A CONTRACT!-- no contractor will give you this for this size of a project-- but if you sign without this clause you will not be able to cancel the contract -- believe me no matter how poorly they do you will be committed to the term of the contract and the payment of fees -- they have many accounts and they have legal advice that shows them how to keep customers contracts valid and the payments enforceable no matter what-- you can't get out of these contracts
  • the reason cancellation of a contract is next to impossible is that without strong specifications that cover all aspects of their responsibilities and performance and a measurement to determine if they are not performing you have no basis to terminate a contract without compensating them for their lost business--- and these companies know how to make you pay -- THEY ARE IN BUSINESS TO MAKE MONEY!!
  • keep in mind that you are dealing with a sales executive and they will say anything to get you to sign (some even offer free accommodations in their various vacation homes that they maintain for customer use as well as box seats and tickets to sporting events and etc. and etc---- still a payoff -- keep that in mind) -- then when you have problems with the operations you have to deal with operations executives -- they're not the sales guy who sold you the job and can't say anything about the promises the sales people told you-- tough -- sounds a lot like dealing with car people? -- well it's the same situation and you'll get no where
  • having a contractor run your business requires a lot of oversight -- this bod can't oversee the operations they have now so what makes the bod think they'll any more successful with this situation--- one thing they do have now is that you can remove the manager -- you can't remove the contractor without a big fight and large cash compensation to end your contract--
  • this bod is an absent bod -- they are at la for the main holidays and events and know little to nothing about the la operations -- somehow i think they believe that this contract services is the gift from heaven and all their problems and responsibilities will be solved and handled by a contractor -- THEY ARE WRONG !
la community members must oppose this idea now --this bod is heading in the wrong direction if they pursue this course of action!! if you oppose this you should let them know and get other members who may not be aware about this idea to join in and contact them at info@lakeadventure.net or call at 570-686-2800

  1. Time passes by and the BOD still has no answer to a new property Manager. Most of the "Summer Dwellers" have left so again no one to watch the store. What is so hard about evaluating resumes or applications.If we go into the winter season with no one to make decisions in case of an emergency situation such as sewage discharge, power failure, storm.... Will Board members make themselves available 24/7 to run the place??? Not hardly when they want to sail thru meetings so they can go to social events. LA is in a serious situation and it's about time ALL PROPERTY owners are aware of it and voice their opinions before their investment in LA goes down the sewers, if they are repaired.perfect example of wasted money on ghost lateral repair.Wake up people or when we return next summer we may find a chain across the entrance.

    what are his qualifications.
    was he ever a park manager.
    does he have knowledge on how to run the park.
    does he know about contracts biding a job out.
    does he know the ins and out of running the office and running the park.
    does he know how to talk to staff and property owners. these a just a few questions that i have.
    also why are all these people not using there names

HI I DID SEND MY RESUME IN TO THE BOARD,I DO RUN A BUSINESS NOW FOR THE LAST 8 YEARS AND I MANAGE A WELL KNOWN AND SUCCESFUL OPERATION,I HANDLE ALL ACOUNTS PAYABLE AND RECEIVEABLE DAILY PROBLY TWICE AS MANY AS LA.I HANDLE ALL LATE AND NON PAYING CLIENTS.I READ BLUEPRINTS WEEKLY AND SUPPLY BIDS FOR CURRENT AND FUTURE JOBS.I HAVE AN EXCELLENT RELATIONSHIP WITH OVER 40 VENDERS THAT I PURCHASE FROM DAILY.ALL MY EMPLOYEES MEET MONTHLY TO GO OVER GOALS,PROBLEMS,AND IDEAS TO BENIFIT THE COMPANY.I GIVE OUT WORK ORDERS AND DEL. SCHEDULES EVERY A.M. I HAVE NEVER RUN A PARK BEFORE BUT HAVE BEEN TO MANY OVER THE LAST 39 YEARS AND I HAVE A IDEA OF WHAT CAN FIX THIS MESS.I ALSO HAVE OVER 20 YEARS IN THE CONSTRUCTION AND BUILDING INDUSTRY.I HANDLE ALL HIRING,FIRING,RAISES AND PROMOTIONS,I EXPECT ACCOUNTABILITY DAILY FROM MY WORKERS.AND YES I KNOW HOW TO TALK TO PROPERTY OWNERS,I WAS APPLYING FOR THE JOB HERE BECAUSE I KNEW I COULD MAKE A DIFFERENCE NOT FOR MONEY THEY WERE OFFERING.PEOPLE SAY IT WOULD BE A CONFLICT TO BE A PROPERTY OWNER AND A MANAGER,I DISAGREE IF YOU DO THE RIGHT THING THERE CAN NEVER BE A CONFLICT,I ALWAYS DO THE RIGHT THING,THANKS RON S 66BLUE ASPEN

  4. Chipper, I haven't read all of this yet, but you are absolutely correct that anyone should be allowed to apply for manager and a property owner has every right to be the manager too. It is discrimination if an applicant is turned down because they own property. I don't see any way that it can be construed as a conflict of interest because this is a community and the choice for a manger should actually be voted on by the community. I nominate you Chipper for manager and will help to get signatures or start a ball rolling to make this possible....anyone second this motion?

  5. i heard that the dues for next season are going down 150 dollars
    who is the idiot who thought of that . first they tell us that they need to raise the dues so we can do the 8 year plan. what happened to that. now dues are going down 150 dollars that times 1600 sites is 240000 dollars.
    then they want to fix the laundry room that only a hand full of people use. what next? i am so shocked at this new and improved board of directors they were going to change everything just get rid of the old bod and see what can happen i see that a lot is happening and not for the good of laca may god bless them the need it

  6. IS IT TRUE THAT THE DUES ARE GOING DOWN 150.00 ONLY FOR THIS YEAR? WE THE PROPERTY OWNERS WERE JUST GETTING USE TO IT AND NOW IT IS DOWN 150.FOR A YEAR WHAT HAPPENS WHEN THEY SET THE BUDGET FOR THE FOLLOWING YEAR HOW MUCH MORE WILL IT BE. WE NEED SO MUCH DONE SO WHEN THEY CAME OUT WITH THE EIGHT YEAR PLAN I COULD SEE SO MUCH MORE GETTING DONE. WE ALL WOULD HAVE NEW ELEC, WATER AND SEWERS JUST THE BASICS. BUT SOME PEOPLE NOW HAVE THE NEW ELEC. DONE BY THE NEW CREW THEY HIRED NOW I HEAR THEY ARE GONE AND THEY WILL BE GOING OUT OF HOUSE FOR THE REST OF US. HOW MUCH MORE IS THAT GOING TO COST THE PROPERTY OWNERS
    I THINK THIS BOARD SHOULD SIT DOWN AND SEE WHAT IS BEST FOR EVERY ONE NOT A CHOICE FEW BEFORE THEY START CHANGING THINGS. OH DO WE HAVE A NEW MANAGER YET?? WHO IS WATCHING THE STORE.WHO IS DOING THE MANAGERS JOB???

  7. The bod of la has never discussed the hiring of managment company nor has it ever been our intentions to hire one .This is just rumors by people who believe anything they hear
