I used him to have a deadbolt put on my place. He is not cheap but he was there the next mourning and did a great job
anon-- getting anyone up here in pike country is a real tough task --i also noticed the pricing was a little high but then i think everything and everyone up here is expensive -- i guess you have to realize that this really is a seasonal area and they have 9 months out of season so they have to make their money when they can-- comes with the territory

hoa article in today's morning call
interesting article in today's morning call regarding hoa--- these issues are similar to la in that the board should make an accounting of the defaulting members and keep a public record of these for the members to review -- if defaulting accounts are too numerable that means the rest of the community is carrying the cost for these defaulting members - the goal would be to develop a method to collect defaulting dues or speed up the liens process to recover these lost dues-- of course a negotiated settlement is always more preferable than the liens process and would in most cases be the most expedient method for recovery

reply-- IMPORTANT SAFETY ADVICE
Anonymous has left a new comment on your post "FIRE & EMERGENCY INFO":
Does anyone realize that the electrical plug going onto your trailer can wear with age and start a fire, I didn't know this till it happened to someone I know, it was pretty scary and luckily it only burned the area around the plug, so it would be wise to check these connections periodically. Just passing on some good pre-maint. advice.
ANON-- thanks for your advice -- i agree because my plug at the service box loosens up and i lose my power-- i go out and push it back in hard then i reconnect--these plugs should be bayonet type plugs that have a more secure connection-- hopefully the new service will have such connections in the service box -- it will mean that people like me will have to change their plug to match the new bayonet receptacle--- these bayonet type plugs don't loosen up and therefore don't cause an interruption in power-- also loose connection plugs and receptacles can overheat and short out -- this is a potentially dangerous situation for people who are not aware of this
la instructions in regard to you checking your electrical service box plugs if you don't have power is rather surprising-- if some accident happens during one of these episodes i question if la may not share in the responsibility for the electrical failure or accident-- i think they are on thin ice with this situation

I spelled it wrong, it's Kropf and only certain models are available in full slides and their website doesn't specify which ones. The fliers were supposedly sent to all LA owners. I believe EL is in Lackawanna county and LA did contact them but decided to go with their own attorney. I think cost was a factor.
anon--- well the la attorney has been at this for several years now and she thinks dingman officials are open to the idea of 12' wides at la and maybe something will happen within the next year--- that's what the la attorney said at the open board--- sorry but several years of work and collecting fees from la should get us more than we have--- so price shouldn't be the only consideration--- competence in executing la interests is more important -- that's not happening now-- hopefully the new bod arrangement will take a look at this lawyer situation and get things moving on the 12' wide issue-- there's always hope--- chipper

Anyone have info on the Kroft 12' wide full slide park model? There was a general mailing a while back from the Eagle Lake dealer with various models with and without lofts. Went to see them and they look very nice and there are several at LA. If you need a new trailer might be better than going with another 8.5'. Was told they would take them in on trade if 12' wides are ever approved. Eagle Lake (our sister community)is approved for 12' wides because they had the right legal representation. Our new Board of Directors should seriously consider contacting EL and their legal team. They may cost more but will get the job done
WELL ANON-- that sounds like interesting info on eagle lake and their ability to get 12' wides approved-- what township are they in? -- and yes if another group was successful in getting approval then it would be good to know what they put forth that was helpful in gaining that approval from their township -- the township requirements and concerns are usually similar in these type of situations-- if you can get more info that would be good if you let us know since so many community members have a high interest in this matter - you could do a google search for kroft mobile homes --thanks - chipper

This is terrible especially since this is the second fire in such a short time. I hope no one was injured. What is the address?
The emergency information you provided is great and reminds us that we all need to be prepared to the best of our ability. Thanks for always keeping us up to date with all that's going on.

FIRE & EMERGENCY INFO
here are the instructions for emergencies from the pike county emergency management:
9-1-1 is an emergency telephone number that provides immediate access to LAW ENFORCEMENT, FIRE AND EMERGENCY MEDICAL SERVICE. 9-1-1 is a free call from any payphone.
Call 9-1-1 to report a crime, fire, heart attack, other serious medical condition or injury, or any situation requiring the immediate response of a FIRE TRUCK, AMBULANCE or LAW ENFORCEMENT.
In order to assist, the 9-1-1 dispatcher will need to know:
1. The location of the emergency.2. The phone number where the emergency is.3. The nature of the emergency.
It is important to stay calm, speak clearly, and stay on the line until you are told to hang up.
--let us hope that none of us need these plans or services--but be prepared

leaves
i see by the la web page that if you use a contractor to clean up your leaves, they now can drop them off at the leaf disposal area by the maintenance building--- before the contractor had to dispose of the leaves at another place other than la--- this is a sensible decision on the part of la----it should make it easier to find a contractor to do this work-- it should also make it cheaper for the members
why this old rule was set up to prohibit contractors from using the leaf dump is beyond me----- it was counterproductive and resulted in members having difficulty finding someone to provide this service and it cost members more money if they could find someone to remove leaves-- as a result i'm sure some people didn't get their leaves up and that in itself is not good-- it makes the community look badly, it creates a fire hazard (the fire last month proved that)-- it causes matted leaves to clog up drainage ditches and pipes, it breeds mosquitoes and offers protective cover for rodents and snakes
leaf collection seems to be a difficult idea for la management--
they seem to fight it at any mention of the idea-- leaf collection is neither difficult or need be expensive-- what it takes is planning and scheduling-- these two actions are really lacking on this issue-- hopefully someone will see that this is important to the community and the community's safety--- -----
