Excellent point on the resale list Chipper! I am a buyer looking for a property in LA. It annoyed me to no-end that the LA resale list did not have pricing.
When I was allowed to go into the community to see several properties listed, I took the extra time to check out some others. I am still working through the list, because I know what my price range is, yet, how can I stay in my price range, when the only way is to call each and every trailer on the list!!
Then, I have to go to each and every trailer, to see if the outside is worth it. Then I have to go back to the list, to get an appointment to see the inside of the trailers!!!
On and on, this process goes! The pricing is a MUST to be allowed on the list. And yes, "For sale signs", should and could be allowed!!!
Rules should be set on the size of the signs, where they are located...etc.
But this is beyond wrong that these two issues are not being addressed or corrected.
A suggestion would be for sellers to have photographs taped in the inside of a side window for buyers to view them.
Along with the price, telephone number and any details a buyer should know about the trailer...etc.
What could possibly be wrong with a 9X13 size sheet of paper listing pics and details?
It is just WRONG that this sort of capitalism is going on with this one realtor.
I, myself, would love to show and sell people's property at a FRACTION of what this man charges.Just to help people out.
And once I knew what he charged, why would I give him my hard earned cash as a buyer, when I would much rather give it to the seller, who most likely needs it more.
Or better yet...his fee told me what a seller is willing to negotiate.
So why would I buy from him when a private seller has probably marked up their own trailer 3 grand, since this is the fee the Realtor usually gets.

But this issue irks me.I know other issues should take precedence but as a buyer...this issue should most definitely be addressed and corrected. That would indirectly take care of your other issues of abandoned trailers.

--Not a fan of the classifieds either. The survey questions are important and might be more effective if grouped together.--Not a place I would come for movie and TV reviews but links to local events and area attractions are very useful and would be better if also grouped together. The very first week we were here, someone reported us to the office forleaving a light on and security came up to "scold" us. yes that has been a point of concern by other members also--that is bad practice and people have been made to feel unwelcome--- there was a lot of that with the last manager who used the security services to harass and intimidate members -- especially if you were not on his side-- -also a lot of that comes from neighbors who somehow believe they are the enforcer of rules--and in many cases they themselves don't abide by the rules -- the use of security services to intimidate and harass is wrong and should stop!!!!!!

Hi Chipper!
You gave me the card for your blog at the pool a couple of weeks ago.Well, I just had a chance to check it out this morning and I must tellyou that it is THE GREATEST THING IN THE WORLD !
I saw a few people telling you how to make it better, but I think it's fine, hey, you just are getting started and it's certainly betterthan what we had before, which is NOTHING. :)
The other thing is that I would really like to post some comment about my
concerns regarding the run down trailers at LA. I'm not sure how to dothat.
I think that the LA management should allow property owners to buy therun down trailers and lots and get rid of the trailers, many of us wouldbut then we have to pay the same amount of ridiculously high dues on anempty lot.
Doesn't make sense, an empty lot is not using any resources and if it weremaintained would add to the looks of the park. Much better to have aclean, kept up empty lot contributing some dues than a bunch of crappedup, nasty lots in default and paying NO DUES. Logical? I kind of thoughtso.
Thank you again for this blog, keep up the good work...we need it.

Just want to give you my thoughts on this web site.
I think you started something good but can be better with some changes.
- Remove the classified ads as the site is very unorganized and difficult to use. If you think there is a need to have them, create a separate page but have a pointer from the main page.
- Integrate a user forum. Their are many free ones on the web that you can link to for no charge. This will enable you to really create a community broken down into different topics about LA. Entice users to register in order to get access to specific forums.
- Have a separate page for pictures
- Create the main page like a newspaper.
I see and understand what you are trying to do. With the suggestions I mentioned, and your willingness to make some changes, I have no doubt you will be successful.
Please post if you have any questions :)
anon -- yes your right i would like to do those things but i am a newbie and i'm having difficulty as it is ---- i 've been looking for help on line but so far i've haven't found anyone closer than Bangladesh or Iowa or India --- also the time is a factor right now-- a lot of trial and error before i get things done -- departmentalizing the blog with several pages is the way to go-- i don't know if it's possible with google -- it is but i don't how to do it--- i've looked at wordpress a little bit and i guess what i'll have to do is set up a dummy blog and try working with it --is wordpress a viable program or are there others -- any help would be good-- i sure would like to have others participate and be able to add to the blog -- oh well helpless as usual????--thanks for your encouragement and i'll keep working on it--- chipper

This isn't a problem for me. I think if it was allowed people would migrate to signs for other things. Give 'em an inch and they take a mile. Real estate is mostly sold to outsiders who need an escort to get in so the signs would only be useful to those looking to move within the community and I don't think that happens often enough to warrant for sale signs all over the place. While it might be a useful tool in the general real estate market I don't think it is useful in a gated community. I've been to Eagle Lake and Trails End and neither allow for sale signs either. If I were to pick my battles with the BOD I'd go with things that have a bigger impact like getting the 12' wides passed and getting junk off the lots and not sweat the small stuff.
Anon-- yes you're right it will most useful within the community---but all kinds of outsiders drive around la UNESCORTED every spring and fall looking for properties--- their ability to get into la is through a realtor --usually the realtor will show you the top 3 properties then sends you around unescorted with a map and list in hand to look around and if you see something you can call them--- if they don't sense that your ready to buy they move on and let you search on your own--- in these cases signs would be helpful----- also another interesting observation in regards to protecting the in house realtor-- why are the realtor resales list carrying the property descriptions and the sale price for the properties while the la list excludes any descriptions or sale price------ oversight on la part or realtor pressure--- this should change--
also no one is picking a battle with the bod--- the comments in this blog are meant to highlight some of the inequities in the operational behaviors that occur in the community and let members express their opinions just as you did in the comment section-- and this community should only have one maximum -- if it doesn't benefit the entire community membership it should not be allowed to happen--- there is a lot of special interests that seek and get preferable treatment and that doesn't do anything for the community--- actually this comment that you sent sounds like you could be a realtor or working for him --- i wonder

also if the rules are changed to allow sale signs they can be tailored to suit whatever the needs are and if it doesn't work then you modify them to get to what you want to achieve --

That is not the name of Lake Adventures Swim Team. #2 I want to clarify that what you wrote is strictly your opinion - and other owners opinions think that the "coin toss" is absolutely wonderful. Children were never in harm's way and I would suggest that you think carefully before making such defamatory unrealistic and incorrect comments on something you know nothing about

- jumping up and down on the island between the in bound lanes
- running from the car in front of the guardhouse to the center island
- standing next to the guardhouse on the out bound lane
anyone who can say that putting children in harms way to raise a few dollars for a swim team has got their priorities messed up -- i understand the fervor in supporting your group and that's good .....but you never allow this fervor to over ride common sense and let the raising of money become a more important issue than the safety of children--- i don't think you will get much support for endangering the welfare of children---chipper

4 SALE SIGNS
let's list some of the possible reasons this rule is still being enforced and members are being cited and fined for posting signs
- there is a by-law prohibiting this --- ok-- out of step with today's markets and counterproductive for the benefit of the community
- proliferation of signs would be unsightly -- really -- does anyone in the upper echelon of la management really believe that this is worst then the derelict properties and unlicensed vehicles that are allowed to sit here for years before anything is done to clean them up or get rid of the owners
- la doesn't want them up because it will might make it easier to sell your property-- you think?
- la doesn't want them up because of racial bias among some clueless alumni members who help perpetuate this rule by lodging complaints against anyone posting a sign so they can keep la like it was when................ ---- that would NEVER happen!!!!!!
- the in house realtor doesn't want them up because he is protecting his interests and doesn't want competition and surely doesn't want members to be able to sell anything unless he has his hands in your pockets--- you enjoying it yet? -- THAT couldn't be or happen!

BIG DAY TOMORRROW!
tomorrow is la day -- looks like it will be a fun filled event for the whole family-- tonight the ice cream social was busy and as usual i ate tooooo much ice cream with fudge--- hmm!
earlier tonight i went out the gate at 6pm and returned within an hour and the minnows swim organization was collecting money at the gate in both the in/out bound lanes...... bad idea!!!!!
why would you put children in these lanes to collect money -- how much can you possibly collect that warrants the risk of injury to these children in the event if an accident
these lanes are narrow and a tight fit to begin with -- drivers are preoccupied with getting close enough to get the community flyer, swipe their cards and get through the gate -- the last thing you need is to have several kids bouncing up and down with cans and signs or running across the lanes to get on the island to collect money -- this is not a proper way to raise money for your organization---
la should not allow this activity to occur strictly on a safety issue if not for the welfare of the kids---
and the minnow organization should put adults out there if they feel this practice is necessary and permitted -- it should not be permitted--- i'd bet that you won't get anyone on this board to sign a memo allowing this activity-- if they did then i'd have to be concerned about their ability to assess this situation and the effects on la in the event of an accident
i wish the minnows organization luck but they need to find a better way to raise money!

MINNOWS
the minnows had an evening meet tonight and had a nice crowd cheering then on to victory over birchywood guppies -- lots of action--- you sure do see the the difference between the younger swimmers and the older ones with more experience and proficiency -- it is a great development program for youngsters and it is evident in these meets that the young ones try really hard and will be at the level of the older members quickly if they continue with the program here at la, at school and home-- this is a program that is well deserving of being supported and encouraged by the community---

This is something to inquire about at the next board meeting. Maybe those directly affected should send a letter or e-mail to Joe Birrell, the Community Compliance Officer and a paid LA employee, prior to the next meeting and request it be publically addressed. Those of us indirectly affected can then weigh in with our dissatisfaction on Aug 16th. I'm sure prospective buyers find the junk as unattractive as we do. Hopefully a new Community Mgr will start cleaning things up. We may have to be patient as the BOD has their hands full with interviewing and replacing the Community Mgr and working with the new attorney on the 12' wide issue. Two important subjects that also need to be addressed at the next meeting.
anon-- i think that there appeared to be some effort to get weeds cut early this spring with a reminder in each weekly flyer -- but that was dropped shortly after it ran a few weekends ergo before the majority of the summer members arrived -- there is no coordinated, consistent, concerted effort to remind members of their responsibilities through print media such as the weekly flyer, the web page or the quarterly adventurer publication to accomplish any particular effort to clean up their properties, remove unlicensed vehicles, remove tarps from trailers, clean up leaves from drainage swales -- it is a miss and hit effort that fails all the time because it is not in front of the members when they're here (weekly flyer), doesn't appear in the adventurer which every member gets (at a high cost to produce and deliver) and is filled with the same boiler plate messages year after year-- the adventurer is a perfect vehicle to set the qualty of life standards that are going to be expected from each member for any program that the bod wants to use to improve la-- a way to introduce a compliance procedures consisting of written notices for non compliance, warnings and finally the leveling of fines for noncompliance and the time frames for each stage of the compliance procedures-- after this type of procedure is executed there should be no member that would have a right to complain that he wasn't aware of the effort at achieving improvement throughout la-- this type of effort must be followed through by the la management team in a even, fair enforcement of the rules without any bias present in the enforcement effort if it is to be successful -- while it is labor intensive and some what expensive at the beginning it should lighten up considerably as it works its way through the members and they realize that the stated quality of life goals will be achieved--- as for those that don't respond positively then the bod should use enhanced, very costly fines and costly liens to get at the members and get them to comply or leave-- some people will find it more advantageous to get out voluntarily or get out by losing their property-- it isn't pleasant situation ... but these uncooperative members have no interest in la or the welfare of the community and should not be here
a little rough? i don't think so
ps-- i don't think the bod will exactly spend a lot of time vetting a new manager-- i think it will amount to a matter of good luck or bad luck and the la membership will have to live with the result -- the 12' wide issue i think is in the hands of new legal counsel-- if this attorney knows what he's doing he'll be up to speed quite fast and with minimal input from the la bod== no excuses are acceptable for not getting these two issues completed for the la members

JUNK CARS
LA RV COMMUNITY IS TURNING INTO A PARKING LOT FOR JUNK VEHICLES-
there are quite a few cars parked here at la that are not inspected, licensed or in running order -- there must be reason way la can't get these vehicle owners to get these vehicles out of here -- i don't what it is but you know if the rules do not cover this problem then they need to be modified to give the community association the authority to address this problem and remove these vehicles -- after all there are home owners associations all over the country that have all kinds of restrictive rules from what type of flower pots you can use or the type of color you can select to paint the exterior of your property -- there are many more and some of them may be crazy but they are out there and homeowners associations are able to enforce them -- la must begin to get into this problem of junk, inoperable vehicles, unlicensed vehicles, construction trailers and equipment, trailers with race cars and more that i haven't seen yet--
there is a junk vehicle at the lake shore with broken windows and florida plates that probably aren't current -- with the value of the lakefront properties what they are --i'd be complaining like hell to the bod for allowing this member to depress my property value and also complaining about the few that don't maintain their properties with mowing or weed control -- these are the prime properties of the community and the lakefront property owners have the most to protect in the value of those properties--
this is the same throughout the community-- a few are allowed to junk up the neighborhood-- and from what i see these same people do nothing to maintain their properties in any other way and probably aren't paying their dues -- these problems need to addressed by modifying the rules to get these people to comply or to get these people out of the community in a expedited manner-- the current method of waiting until the county sells the property at a sheriff sale is a very long drawn out process that take years and is unacceptable-- there must be a better more efficient manner to handle these absent, neglectful members who are devaluing every ones property-- the bod needs to address these problems and at the next open bod meeting the members should voice their concerns

SWIM MEET

today there was a swim meet with the minnows -- big crowd and i must say those kids sure are competitive -- they really did well -- i don't know which club got the most points but it was really nice--- tonight the team had a tricky tray function and i guess they had a good turn out-- there is a lot of support for this activity and thats good for the community
weather has been excellent -- sunny and mild tempeatures with again no humidity -- it has been a great run of good weekends weather wise

important and it's not crap
yes you should use scott tissue in your bathroom at la -- also avoid flushing wipes, personal napkins, babies diapers or condoms in the hoppers -- these cause blockages and are costly to unclog -- this is a very expensive cost for the community-- while scott may cost slightly more it is the right thing to do for your community

MAD MEN RETURNS - THE BEST SHOW ON TV-- SUNDAY 10PM -- AMC
Review: 'Mad Men' will persuade you to stay tuned
For TV's most enticing trip to the past, the future is now.
Returning Sunday for a second season, Mad Men is riding a wave of publicity and praise, from Emmy nominations to Television Critics Association awards. With luck, that wave will wash a few more viewers over to AMC, where they'll discover the chilling brilliance of Matthew Weiner's creation: a show that reflects the present in a smoky '60s mirror.
Welcome aboard the bandwagon, but take note: You don't so much follow Mad Men as sink into it. Returning once again to the polished, slicked-back constraints of a New York advertising agency on the cusp of a massive cultural shift, the first two episodes are more focused on character, tone and atmosphere than in advancing the mechanics of the plot. It's like life itself: There are days when nothing seems to happen, and yet much is happening.
And at the center of it all is Jon Hamm's seductively intense Don Draper, a genius of persuasion who has persuaded all around him to accept a personal history invented out of whole cloth. He's quite literally the all-American self-made man, and as changing mores swirl around him, he's growing dissatisfied with the product.
The show opens with a jump in time to Valentine's Day 1962, as Jackie Kennedy gives a televised White House tour that — like so much in this show — is less lovely and sanguine than appearances would first reveal. There is no Camelot here, and none of the characters' lives have turned out quite as they had hoped.
The beauty and joy of Mad Men is the way it immerses us in a shimmering view of the early '60s, a seemingly well-ordered world fueled by cigarettes and alcohol, where men and women wear their clothes and hair like suits of armor, and look darn good doing so. We know it's a facade, of course, and one that is about to shatter under an assault of drugs, sex, race, rock 'n' roll and Vietnam. The genius of the writing and the acting is the way it reveals what we may have missed at the time: The cracks are already there.
Nowhere is that more obvious than in the portrayal and performances of the show's main female characters. There's Don's wife, Betty (January Jones, stunningly beautiful in a Valentine's dress), who traded modeling for marriage and has begun to question the bargain she made. There's Joan (Christina Hendricks), the steely, sexy secretary driven by the realization that her position is perilous. And there's Peggy (Elisabeth Moss), so determined to rise from secretary to one of the ad boys that she's hiding a baby from everyone — including, it seems, from herself.
Catch Mad Men now, and you have the happy experience of jumping into a show at the height of its powers and confidence. Terrifically acted and gorgeously produced, this is a show that's both funny and frightening, that can simultaneously make you miss the '60s and feel blessed that they're gone. If it were an ad for scripted TV, it would persuade you to invest.
If this is the future of TV, the future's looking good.

RAIN, THUNDER, LIGHTNING, WIND
we had it all overnite-- it was at times a little wild -- hopefully no one at la had any damages - didn't hear of any -- the lake was really brown with muddy runoff -- no one swimming in there today -- the maintenance department was out with heavy equipment working on cleaning up drainage swales --saw them along the roads-- i'm sure they were busy today with other problems from the storms-- problems always come up

Lehigh University in Bethlehem will be the home of the Philadelphia Eagles' 2008 training camp for the 13th year.Rookies and selected veterans will report to training camp on July 21. The first practice is set for July 22 and the remainder of the team is due into camp on July 24.Camp will run for three weeks before breaking on Aug. 13, a day before the preseason home opener against Carolina on Aug. 14. Philadelphia opens the preseason on Aug. 8 at Pittsburgh.Below is the complete training camp schedule with practice times and autograph schedule (the positions signing on each day are in bold). All practices are open unless noted. Autographs take place following the morning practice. Please note that the autograph schedule is subject to change
