CROWDS -- WOW !

yes it appears the season is going out with a bang for la --weather just great, people everywhere -- pool packed, kids having a great time riding bikes, people walking their dogs, moms, pops, grandparents and kids of all ages and picnics throughout the community-- members must have been saving up for the last of the season chance to have a good time and this is it --

just look at the crowd at the pool ! who would have believed it?

BLOCK PARTY






cresent drive members had a rocking block party today --- they said this has been a 20 year tradition in their neighborhood--- it was great -- dj music, a band, food, drinks, ice cream and a bunch of people-- the street was lined with american flags on every property-- the tractor has a trailer for hay rides, kids were everywhere, people dancing, playing frisbee and street lacrosse and lots of yard parties going on in addition to the street party-- this is the type of activity that la needs more people to engage in, neighbors coming together and having a good time, engaged in a day of fun and socializing-- if la members shared some common interests it benefits the entire community-- as you looked around the neighborhood you noticed that most all the properties were very well maintained - a definite sign that engaged members take pride in their properties and their neighbors -- very nice day and congratulations to all those that worked to put on this neighborhood event

if you were to take a licensed class on pool operations you would know that you have to close the pool to backwash the pool for about 30 min to an hour depending on the consistancy of the waste. Camelbeach actually closes their wave pool for about 30 min when this situation happens.


anon -- i agree -- but 30 to 60 mins is better than closing down the pool completely-- completely closing the pool is unacceptable -- members spend money to belong to la and when they come here they expect that the recreational elements will be available-- after all if they only are here for a week or two it is rather expensive at $2k per year and they expect la to operate

BUSY BODIES !

why do some members seem to feel that they have the right and obligation to act as the enforcer of rules-- down at the club house there are a few people that constantly feel they need to correct or control children when they are standing on the bench seat or running or anything else they feel is wrong -- these kids are with their parents and you should stay out of their business and stop harassing them -- it is the parents responsibility to control their kids -- they of course only do it with kids and mostly mothers -- if a adult sits on the top rail of the bench no one says anything-- especially if its a man-- in fact some of the most serious infractions are caused by some men who are regulars or semi permanent members and they say nothing--parents can decide what, when, how and where a child can play and are capable of determining the safety issues related to their activities -- their excuse is the kid could fall over the railing-- yes they could but they can also be hit by a vehicle, slip and fall on the steps to the pool, drown in the pool, and any number of other things -- that is always out there --- stop harassing kids and parents and -- leave the members alone-- they should try to find something else to do with their lives

WEEKEND






well the holiday weekend is here-- weather is nice, sunny, mild temps and the place is ready for the seasons last holiday--pool open with plenty of families and yes you know when people get here by the dogs barking -- should be a good holiday

last week we had a few cool nights-- i was home for two weeks and when i got back i was shocked that some of my plants got hit by a cold snap--- this is august not october -- what happened to global warming????

For your information security did go around the park with there loud speaker telling everyone to turn off your hot water heaters lake adventure has no water the second day they asked everyone to turn off their hydrants it was also posted at the gate and clubhouse I feel that security did a fine job with letting everyone know of LA situation. I was home both days and heard them MYSELF......Thankyou very much have a nice day......


anon -- yes i think they did a much better job with this problem -- they had bi lingual signs at the restrooms near me-- that is really a good improvement -- this was a difficult situation for the community and the la management team but i think both showed great cooperation-- much better than how the previous manager handled things (OH NO! MR. BILL ! MAYBE WE DON'T NEED A MANAGER?)

It sounds like the issues described for an oversight committee are the responsibilities of a property manager. Hopefully the BOD will support the new property manager and will allow him/her to represent the entire community in an inbiased manner. A community help group would be beneficial for the summer vacation season but given the varied demographics of the property owners who would be members it may be difficult for them to operate the rest of the year.

I think that having CCLA members on the BOD is not a good idea they have cost us thousands of dollars with their trips to the Pike town and the attorney general. I think we should keep everything in house. why don't we create an oversight committee to gather information about problems in LA and go directly to the BOD. If CCLA thinks money is missing prove it and confront the BOD. In the mean time this committee could go directly to the BOD with problems like security, maint, unsightly sights, boats and cars stored on sights all summer. this committee should concern it self with saving us money not wasting it on legal fees. bill

What is wrong with some people? Two days in a row an adult has ----- in the pool and forced it to close down and ruin the fun for the kids. 8/26/2008 and 8/27/2008 the pool has been shut down due to this problem. Last year it happened three Sundays in a row. People this is unacceptable and ruins the fun for the children who enjoy the pool. I don't know if this is out of spite or it is a person who is not well enough to control their movements

aacesf- --this is a problem that i've heard about the last few days-- hopefully no one is doing this on purpose -- if they are and then if they're caught the bod should take a very strong stand with them-- i can't imagine that anyone would do this with the the consequences of having people know who they were when they're caught-- makes no sense-- if it continues then la should hire someone to monitor the pool and try to catch them -- they should also make it publicly known that they are doing this monitoring -- hopefully to discourage this person--

but having said that if a person is having medical problems then they should have the common decency not engage in activities where they can have an accident in a public place and put people at risk-- if you have any medical condition that puts others at risk then you have an obligation not to participate in activities that cause this risk -- this isn't denying anyone their access to a public place due to a disability but more denying access due to a risk to the public that their causing with their medical condition or ignorance

another issue is that they shut down the pool when this happens--- i wonder what other places that operate pools do in this situation--i don't think they shut down pools for this situation --i think they should skim the pool and cleanup the problem--- there is enough chemicals in that water and enough volume of water that this situation doesn't really pose a health hazard as much as a negative perception -- sometimes the pool personnel are quick to jump on this situation to get out of work early-- someone should check out what others do in this type of case

you know members come to la for their vacation and it isn't good when one day they have no water and for two days the pool shuts down-- i think the people working for la forget that the purpose of la is to provide recreation for the members -- that is the # 1 responsibility and at all costs the community needs to be open and operating -- this seems to get lost in the operations -- not a good thing for la

LA could have done a better job in notifing folks of the water shut off. Why didn't they use security to notify us? Instead they made an anouncement at the clubhouse and relied on "Word of Mouth".
I'm sure some folks didn't get the word in time and were not able to save a few "Flush Buckets" to make it through the inconvience

I was up at LA for the past 7 days and returned home late last night. I can say that the water problem was "fixed" and water came back on at my site somewhere around 3:30 pm.
While is was a slight inconvenience....I was glad that it didn't take more than a day (more or less)...to fix the problem. All in all...my visit to LA was wonderful! Weather great....pool was crystal clear....beach happenings were lots of fun..ice cream social a success...the deer and turkeys were lovely to see....need I say more

anon -- there are a lot of different sections to the blog and i know they aren't organized in the best manner but i'm still working on the basics of learning how to manage the layout functions and to be truthful i'm not making much progress-- but i'll keep working on it -- just be patient and be a little adventursome and try different elements of the blog and you'll find it easier to navigate after a few trys

In my opinion the water problem this week has been totally mishandled. Why the secrecy around it? I have spoken to security, multiple maintenance workers, the office, janitor, other LA members and no one had the same story. What's the deal? The lack of response and urgency is unacceptable. I came home yesterday as I have 2 children, has the problem been fixed yet?

anon-- i just arrived yesterday and saw the signage re water problem-- it seems to be okay at my trailer but i don't know about the rest of the community-- maybe someone who has the scoop on this problem will send it to me so i can post it in the blog---
i heard that a main pump had gone out and that was the problem== don't know what that means but i guess it interrupted the water supply--- again a maintenance issue comes up that causes a failure in a basic utility--this time water supply and other times electric failures and sewage problems -- the basic utility functions need to be examined and corrective action must be identified and then implemented to reduce or stop failures in the basics utilities -- i'm sure that would mean an expenditure of dollars to get the systems in a more reliable condition but that should be the community goal over a specified period of time to relieve these problems-- we'll see what happens

IT MUST HAVE BEEN COLD AT LA

well i came back to la today after a three week absence and guess what -- my impatients and begonias were really hammered by a cold snap -- wacked them real good -- other containers were in need of water and plants were wilting --so i guess i'll cleanup the planters and put them away till next year-- the remainder of the plants will stay in till a frost -- could be just around the corner the way this weather is going this season

There seems to be a misconception of what CCLA is. The truth of the matter is, the last very large increase in our dues was against our covenants. many people gave their own money to hire a lawyer requesting the PM to show cause, where the money is going. As stated at the July meeting Gary along with some board memebers opted to pay LA lawyer $2000 rather than make the records public. If there is nothing to hide, why not? We are property owners and have a right to know. We can't have the powers that be taking more and more from us with no accountability. The purpose of CCLA is to lower the dues to a fairer more manageable amount to benefit all of Lake Adventure, not just a chosen few.Why then the hate campaign against CCLA, i can only believe those who shout the loudest and become the most beligerant have the most to hide. the amount of 91,000 is a rumor put out there to discredit CCLA and inflame property owners. The CCla is not suing LA and this amount is ludicrous. Why would CCLA use there own personal funds to sue themselves? People need to really start thinking for themselves. CCLA is not funded by any LA monies. It is totally privately funded, which has become an oodity in LA considering not too many people will offer any kind of service without remuneration. It's been said at meetings, Gary is gone, that's past, lets move on, Consider this,whatever incidents led to Gary's dismissal could not have been carried out without the approval of some board members, past and present, for this has been going on a long time. Some of these past members are already jockeying for a seat on the board again. Why? to serve property owners and to look out for our best interests. Looking at their past records, i don't see anything outstanding done for us as a whole. These are also the people who want to keep everything status quo, not wanting records to become public.So yes Gary is gone, the catastrohe he left behind is still in place, and until that is cleaned up LA cannot truly move on. It's the same problem, just moving the players around, so we are in fact still trapped in the past. I had to ask myself why anyone would cry when they lost their seat on the board and why the spouse would verbally attack someone right after the loss, I can't believe its the loss of prestige and must be more than the occasional free mealSo yes CCLA members must be silent about their identity. They are using their own money to help everyone. the thank you they have received for fighting these outrageous dues at their own expense is threats of stoning.To those who are circulating rumors and want to pretend all is well not making things public, and inciting neighbor against neighbor, what are you fighting for?

anon -- you seem to be very upset about several things here at la -- i guess from your comments that there are several things you are concerned about and want answers to come from the la board -- fair enough request -- a meeting should be arranged between ccla and the board with ccla having a clear very specific set of questions that it wants answered -- it must be focused and to the point -- no rumors, no assumptions for answers before you have a chance for a reply from the bod-- also whenever a group or anyone else threatens legal action it then becomes harder to meet and talk freely with the parties your threatening -- so the ccla should decide before hand what approach they want to take -- a meeting for informational purposes by members of the la association or a confrontation approach by ccla-- the latter will probably will not work--

the increase in dues was in a large part a result of two things --

  • 1. the der regs and requirements that were imposed on the association by the der and the debt cost to comply with these regulations-- this is going to always be a problem with any group that supplies water and sewage treatment for themselves-- this idea was fine at the inception of la when the regulations were lax but now time has caught up to la and the cost to stay in compliance will only continue and will have to be funded no matter what the cost-- the government doesn't care how la pays for this service --only that they stay in compliance
  • 2. for years it seemed that la was on cruise control and the fees were kept low-- nice for the members and the bod members at election time but bad for the future of la-- but now things have caught up to la and costs continue to rise, capital improvements that were ignored for many years now need to be done-- electrical upgrades, equipment replacements, and soon restroom and shower upgrades, building maintenance that has been ignored and other issues that will rise up and need attention ==== $$$$$$

this situation didn't happen overnight but took years of neglect by previous bod members, managers and to some extend the la membership whose only goal was to keep the fee down - budgets were not properly prepared and no financial planning was done (one wonders what kind guidance la was receiving from their accountants-- not much)-- realistic capital budgets were not developed or acted upon which then let the association get stuck with doing everything at once instead of doing it over a longer planned period that would have allowed these costs to be set over many years and would have allowed for a gradual fee increase- now you pay for that neglect with large increases in the fees

more importantly is the issue of accountability when it comes to the projects that la is suppose to be doing with the fee increases-- are they being done????-- laterals, sewage upgrades, water supplies, electrical upgrades -- are there benchmarks for completing this work and who is responsible for overseeing this work and the completion of these projects-- i really question this aspect of the la operations and would like stronger accountability with this work progress from the bod and future manager--- you don't want to find out a few years from now that this work isn't done and the monies are unaccountable-- that would be a disaster for the association

another aspect of la is the operation of the community-- this is for all intents and purposes a 12 week seasonal operation from mid june through labor day -- 99% of the members who visit la come in that period-- why then does the association run a year round staffing -- NO ONE IS HERE!!!!!! except for the dozen or so nesters who are here for 51 weeks out of the year (wink -- wink)---- this should go to a seasonal staffing situation for all positions and operations that are not essential to the operation of la--(oh the nesters will go nutzsssss!!!!!) this will allow some funds to be diverted into the must do projects and to paying down the debt on the dep compliance issues

well i think i said enuf for this day -- i'm sure i didn't make any friends with this one -- but then again it is never easy to hear things that you don't want to hear -- it easier to keep you head in the sand and make believe everything is fine with la -- chipper

When 1+1 does not = 2 you form a group of people who are concerned. If there is nothing out there to hide why would anyone or any group be subject to such a group? Believe none of what you hear and half of what you see. Each individual who takes part in any transaction/action should be held accountable for their actions weather it is in a form of a lie or an unethical action. What needs to get done is to stop this 5th grade behavior and address the issues. I can say an owner at LA i want answers and have every right to them. If you can't give a valid answer then just like when you get the overdue notice and claim you paid cash we all know you didn't pay. Enough is enough and lets move forward and get the answers so the problems can get fixed and bring justice to any wrongful actions that have been committed

anon - you have a right to get a straightforward answer to whatever questions you may have-- this needs to be the number 1 issue for the new manager-- he must be available to meet with community members and be prepared to give them honest answers to their questions -- a new manager can't do anything about what happened before he came to la but he can set the course for the future by being open and honest-- of course members must realize that a new manager may not have all the answers and need to give him time to review the operations at la and see what is happening within the organization-- then steps can be formulated to try to allieviate the concerns of members-- the bod will have to support the new manager and allow him to proceed to manage la -- if they don't support his efforts then it won't work and la will be no better off then when they had the previous management --that manager seemed to get itself into a situation that went from bad to worst-- we'll see what happens!

I read the board meeting minutes and am not familiar with the CCLA. Concerned Citizens of Lake Adventure? What is their purpose? A Big Brother type group that gets budget money? They have a lawyer? Are they elected or a self appointed vigilante group? Seems to be some animosity between the BOD and CCLA. If they are a community help group why aren't owners going to them with problems on a regular basis instead of waiting for a board meeting and turning it into a gripe session of personal problems? I guess I was expecting the board meeting to discuss some higher level community projects like the new 12' wide attorney, what type of time line and milestones were set for her performance and how often we would be notified of her progress. Or maybe what is the status of abandon lots or who we might contact as community manager in the interim (I believe Joe Birell is acting manager). It may have been discussed at the meeting but if you can't make the meeting the published board minutes are what you rely on.

anon-- i don't know what the status of ccla or what is the focus of their concerns -- i gather by the mid july bod meeting that few bod members have any interaction with this group so i can't figure out what the group is trying to accomplish if they don't talk to anyone except themselves-- i think the usual problem with this type of group is that they have no focus and aren't able to come to a consensus among themselves as how to prioritize their efforts and set goals so they can effect change--

it is never good for an association when members feel they have to resort to forming opposition groups to effect change in the operations of the association or to get information about the association that they feel is not available through normal means -- it also can be a result of the la management and bod not operating with transparency in all functions and not getting the members in on the ground floor when they make decisions that adversely effect the members dues or the finances of the association -- remember all things are about money-- no doubt about it!

the new manager will need to try to engage this group and work to alleviate their concerns -- this can only be done by inviting everyone to come and sit down and talk between bod meetings and work out some of this distrust that is setting in the psych of the community--

the bod meeting should be used to highlight of the important issues facing la --not a gripe session -- these gripes should be handled by the manager-- issues of importance that should be covered by the open bod meeting are the 12' wide issue, the lateral replacement progress, the progress in upgrades in electrics, the compliance with the der regs, the financial condition of the association with a review of the accounts in default (this is a sure sign of the financial health of the community), the steps taken to counter a rise in defaults and a decrease in receivables, what actions will be necessary to do if the financial condition of the community deteriorates (under the current economic conditions this may come roaring to the forefront very quickly)-- in all cases stated above their should be measurable marks to track the progress or failure of each function--there doesn't seem to be any accounting on most of these issues and the answers at the bod are rather generic and have little to no authenticity to them

I just read the BOD July minutes that were posted on the LA website and think something one of the board members stated needs clarification. He stated that Eagle Lake allows 12' wide homes but their taxes are higher than Lake Adventures leading people to believe their taxes may go up if 12' wide trailers are approved. So does this mean we should be satisfied with obsolete trailers because we pay a few dollars less a year in taxes? First: we are only taxed on our property so the taxes are the same whether there is a home on it or not. Second: the lots at Eagle Lake are larger than at LA which may contribute to the higher taxes and I believe their property tax is only about $50 a year more than LA's or $25 each half year. Third: are school taxes included in the amount he refers to? We pay property tax PLUS a school tax for a school we are not allowed to send out kids to (not that I want to). I just got my school tax bill and granted it's not much but if you times 1700 property owners that's over a quarter of a million dollars Dingmans is getting from us next month. I pay a school tax on my primary home but at least I have the option to send my kids to the local school if I choose. I'm sure the twsp won't have a problem cashing our checks but they sure do when it comes time to approve the 12' wide ordinance.

anon -- your right the taxes are based on the property-- the lot not the trailer-- the trailer has no taxable value-- yes you hear that the taxes will go up if the properties at la are more valuable -- well the alternative is to let la become a trailer trash slum-- some members don't care what happens to la -- they have a short term outlook -- it called death and they're waiting for it and they don't want to spend a nickel more than they have to till they get there-- la will become more distressed if new housing stock is not introduced and i guarantee you the taxes will still go up -- things are getting more expensive for all government bodies whether its a county, township, or school district and they will need more money to operate -- so taxes go up if your a slum or a decent rv community -- a decent rv community will surely result in your property being of a higher resale value, the membership more engaged and your dues receivables more up to date--

short term goals ----> hold the line and go down the toilet (they don't care they'll be meetin the grim reaper)--

long term goals ---> move the community upward and don't worry about the taxes you'll make up for it in appreciated property values and a more active community

hard choice????

Did you happen to see what one elderly couple did on Lake Adventure day over 2.00 they had to pay? Psychotic! Me and my family was in shock. We need to run backround check's on the owners when things like this happen as i could only imagine what people like this would do around/to my children. The women went to serve food so they didn't have to pay like the rest of the people to eat. I have met some very nice people in LA over my 13 years here but that situation has me thinking. We need to handle the security situation along with the LA manager and the crazy owners also

anon: this is a community and just like all communities there are all kinds of people -- some more sane than others - i'm not sure where i fit in -- hmmmm!

well i missed this bod meeting but i'm sure it went like most -- manager position is very important element at la - relations between members, the la management and security is not on a good basis -- a lot has to do with abuses by the former mgr and using security services to retaliate, harass and intimidate members who disagreed with the mgr ot just plain bias toward certain members-- ALL MEMBERS ARE EQUAL AND SHOULD BE TREATED WITH RESPECT-- SADLY TO SAY THAT HAS NOT BEEN THE CASE HERE AT LA -- the bod must put in place a manager who will put the la community interest in first place and a straighten out some of the inequities that are so evident in this community--a few members have run amuck and had been able with the help of the last manager to create problems for many others--this has been a source of tension and needs to be smoothed over --hopefully a new manager will be able to accomplish this task

BOD MEETING SATURDAY

saturday at 11am in the pavilion will be the open bod meeting --
this will be only the 2nd open meeting with the new makeup of the board-- last meeting a few big positive changes were announced---
so i guess everyone is anxious to see what tricks they have for this meeting -- i can not attend, the only bod meeting i missed since becoming a member, so i hope someone will make notes of the highlights and send them to me to post -- i hope there is a good turnout to show your support for your community association

this is a subject i intend to bring up at next bod meeting.He thinks he is exclusive to la, I want to post a sign at mind which is up for sale at 182 Balsam court. I'll be up this thursday If you would to like to take a look.

anon -- this is an issue that a lot of people feel should be addressed -- 4 sale signs on the trailer can be restricted and controlled -- there is no need for realtor signs but a 8 x 12" sign could be displayed in the front windows and a fact sheet posted on the door or window --

  • another observation i had was that so many people who have their trailers for sale don't have lot numbers on the trailers and it is nearly impossible to figure out which trailer is for sale
  • another issue is it amazes me that people are trying to sell a trailer and the place is overgrown with weeds, decks are dirty, leaves are everywhere, and junk is piled up-- what chance do they have for anyone to be interested in their trailer under these conditions-- would you buy or rent an apartment if it was in this condition -- answer would probably be no
  • then another interesting thing is that people have their name and number on a list but when you call them and leave a message they don't bother to call you back-- i have had more than a few calls out to them and no answer-- this is hard to fathom
  • there are trailers that are worth some money -- of course some people have a sale price that's not realistic-- they sit on it hoping some fool will arrive and pay them an overvalued price -- you'd think they would be smart enough to figure it out and get the price in a more suitable range and take what they can get-- i don't get it

the thing that i question is are these people paying their dues-- i would guess not --and then comes the question why doesn't la file liens against them and file to take the property -- the community has too many of these out there and they need to begin to address this situation --like yesterday

LAST NIGHT THE AMERICAN MINNOW TEAM SET A WORLD RECORD IN THE MEN'S 4 x 100 FREESTYLE RELAY -- I MUST SAY IT WAS ONE OF THE GREATEST MOMENTS THAT YOU'LL EVER SEE -- IT WAS JUST THRILLING TO WATCH THIS RACE-- IF YOU DIDN'T SEE IT LOOK AROUND THE NET OR WATCH A REPEAT ON NBC -- IT WAS STUNNINGLY MAGNIFICENT!

Excellent point on the resale list Chipper! I am a buyer looking for a property in LA. It annoyed me to no-end that the LA resale list did not have pricing.
When I was allowed to go into the community to see several properties listed, I took the extra time to check out some others. I am still working through the list, because I know what my price range is, yet, how can I stay in my price range, when the only way is to call each and every trailer on the list!!
Then, I have to go to each and every trailer, to see if the outside is worth it. Then I have to go back to the list, to get an appointment to see the inside of the trailers!!!
On and on, this process goes! The pricing is a MUST to be allowed on the list. And yes, "For sale signs", should and could be allowed!!!
Rules should be set on the size of the signs, where they are located...etc.
But this is beyond wrong that these two issues are not being addressed or corrected.
A suggestion would be for sellers to have photographs taped in the inside of a side window for buyers to view them.
Along with the price, telephone number and any details a buyer should know about the trailer...etc.
What could possibly be wrong with a 9X13 size sheet of paper listing pics and details?
It is just WRONG that this sort of capitalism is going on with this one realtor.
I, myself, would love to show and sell people's property at a FRACTION of what this man charges.Just to help people out.
And once I knew what he charged, why would I give him my hard earned cash as a buyer, when I would much rather give it to the seller, who most likely needs it more.
Or better yet...his fee told me what a seller is willing to negotiate.
So why would I buy from him when a private seller has probably marked up their own trailer 3 grand, since this is the fee the Realtor usually gets.

But this issue irks me.I know other issues should take precedence but as a buyer...this issue should most definitely be addressed and corrected. That would indirectly take care of your other issues of abandoned trailers.

--Not a fan of the classifieds either. The survey questions are important and might be more effective if grouped together.--Not a place I would come for movie and TV reviews but links to local events and area attractions are very useful and would be better if also grouped together. Some may not be computer savy and might have a hard time navigating around.--Could be more tolerant of comments with views that differ from your own which may encourage more participation.--Info on community news especially the board meetings is great since little is published on the LA website.--Appreciate you taking the time to get this up and running and through your efforts I think indirectly we're getting some valuable feedback to the LA management

Why do people write confessional blogs? It's a creative outlet. It's a forum to vent. It's an exercise in exhibitionism. To mental-health experts, though, it's more than that: a blog is medicine. Psychiatrists are starting to tout the therapeutic power of blogging, and many have begun incorporating it into patient treatment. A forthcoming study in the journal CyberPsychology & Behavior even suggests that bloggers might be happier than nonbloggers.
Mental-health experts say blogs are a step up from plain old diaries, chiefly because of the built-in audience. As kids, we learn that if we air our problems, we get help. We associate communication with consolation, particularly when the going gets tough. Blogging fulfills that primal need for sympathy. "Writing is an effort of the brain to communicate for comfort," says Harvard neurologist Alice Flaherty. "Diaries are a form of that communication, but removed. Blogging gets you closer to that sympathetic audience, and that's what makes it therapeutic." According to psychologist John Suler, the anonymity of blogging provides another therapeutic boost: it's high intimacy with low vulnerability. But blogger beware. "Revealing too much," says Suler, "can cause shame or guilt." So blog to your heart's content, but leave some things to the imagination.

yes that has been a point of concern by other members also--that is bad practice and people have been made to feel unwelcome--- there was a lot of that with the last manager who used the security services to harass and intimidate members -- especially if you were not on his side-- -also a lot of that comes from neighbors who somehow believe they are the enforcer of rules--and in many cases they themselves don't abide by the rules -- the use of security services to intimidate and harass is wrong and should stop!!!!!!

Hi Chipper!
You gave me the card for your blog at the pool a couple of weeks ago.Well, I just had a chance to check it out this morning and I must tellyou that it is THE GREATEST THING IN THE WORLD !
I saw a few people telling you how to make it better, but I think it's fine, hey, you just are getting started and it's certainly betterthan what we had before, which is NOTHING. :)

The other thing is that I would really like to post some comment about my
concerns regarding the run down trailers at LA. I'm not sure how to dothat.
I think that the LA management should allow property owners to buy therun down trailers and lots and get rid of the trailers, many of us wouldbut then we have to pay the same amount of ridiculously high dues on anempty lot.
Doesn't make sense, an empty lot is not using any resources and if it weremaintained would add to the looks of the park. Much better to have aclean, kept up empty lot contributing some dues than a bunch of crappedup, nasty lots in default and paying NO DUES. Logical? I kind of thoughtso.
Thank you again for this blog, keep up the good work...we need it.

Just want to give you my thoughts on this web site.
I think you started something good but can be better with some changes.
- Remove the classified ads as the site is very unorganized and difficult to use. If you think there is a need to have them, create a separate page but have a pointer from the main page.
- Integrate a user forum. Their are many free ones on the web that you can link to for no charge. This will enable you to really create a community broken down into different topics about LA. Entice users to register in order to get access to specific forums.
- Have a separate page for pictures
- Create the main page like a newspaper.
I see and understand what you are trying to do. With the suggestions I mentioned, and your willingness to make some changes, I have no doubt you will be successful.

anon -- yes your right i would like to do those things but i am a newbie and i'm having difficulty as it is ---- i 've been looking for help on line but so far i've haven't found anyone closer than Bangladesh or Iowa or India --- also the time is a factor right now-- a lot of trial and error before i get things done -- departmentalizing the blog with several pages is the way to go-- i don't know if it's possible with google -- it is but i don't how to do it--- i've looked at wordpress a little bit and i guess what i'll have to do is set up a dummy blog and try working with it --is wordpress a viable program or are there others -- any help would be good-- i sure would like to have others participate and be able to add to the blog -- oh well helpless as usual????--thanks for your encouragement and i'll keep working on it--- chipper

This isn't a problem for me. I think if it was allowed people would migrate to signs for other things. Give 'em an inch and they take a mile. Real estate is mostly sold to outsiders who need an escort to get in so the signs would only be useful to those looking to move within the community and I don't think that happens often enough to warrant for sale signs all over the place. While it might be a useful tool in the general real estate market I don't think it is useful in a gated community. I've been to Eagle Lake and Trails End and neither allow for sale signs either. If I were to pick my battles with the BOD I'd go with things that have a bigger impact like getting the 12' wides passed and getting junk off the lots and not sweat the small stuff.

Anon-- yes you're right it will most useful within the community---but all kinds of outsiders drive around la UNESCORTED every spring and fall looking for properties--- their ability to get into la is through a realtor --usually the realtor will show you the top 3 properties then sends you around unescorted with a map and list in hand to look around and if you see something you can call them--- if they don't sense that your ready to buy they move on and let you search on your own--- in these cases signs would be helpful----- also another interesting observation in regards to protecting the in house realtor-- why are the realtor resales list carrying the property descriptions and the sale price for the properties while the la list excludes any descriptions or sale price------ oversight on la part or realtor pressure--- this should change--

also no one is picking a battle with the bod--- the comments in this blog are meant to highlight some of the inequities in the operational behaviors that occur in the community and let members express their opinions just as you did in the comment section-- and this community should only have one maximum -- if it doesn't benefit the entire community membership it should not be allowed to happen--- there is a lot of special interests that seek and get preferable treatment and that doesn't do anything for the community--- actually this comment that you sent sounds like you could be a realtor or working for him --- i wonder

you comment 'give 'em an inch and they take a mile' is really out of step in today's world-- that something from another era and should be left there ---

also if the rules are changed to allow sale signs they can be tailored to suit whatever the needs are and if it doesn't work then you modify them to get to what you want to achieve --

change is necessary and desirable -- la is stuck in a hole and the membership needs to speak up and insist that things get corrected and improved -- after all it is YOUR community!

That is not the name of Lake Adventures Swim Team. #2 I want to clarify that what you wrote is strictly your opinion - and other owners opinions think that the "coin toss" is absolutely wonderful. Children were never in harm's way and I would suggest that you think carefully before making such defamatory unrealistic and incorrect comments on something you know nothing about

Anon--- you must really be a case-- i drove in and out that gate and saw what those kids were doing---

  • jumping up and down on the island between the in bound lanes
  • running from the car in front of the guardhouse to the center island
  • standing next to the guardhouse on the out bound lane

anyone who can say that putting children in harms way to raise a few dollars for a swim team has got their priorities messed up -- i understand the fervor in supporting your group and that's good .....but you never allow this fervor to over ride common sense and let the raising of money become a more important issue than the safety of children--- i don't think you will get much support for endangering the welfare of children---chipper

4 SALE SIGNS


why are 4 sale signs prohibited at la???
let's list some of the possible reasons this rule is still being enforced and members are being cited and fined for posting signs


  • there is a by-law prohibiting this --- ok-- out of step with today's markets and counterproductive for the benefit of the community

  • proliferation of signs would be unsightly -- really -- does anyone in the upper echelon of la management really believe that this is worst then the derelict properties and unlicensed vehicles that are allowed to sit here for years before anything is done to clean them up or get rid of the owners

  • la doesn't want them up because it will might make it easier to sell your property-- you think?

  • la doesn't want them up because of racial bias among some clueless alumni members who help perpetuate this rule by lodging complaints against anyone posting a sign so they can keep la like it was when................ ---- that would NEVER happen!!!!!!



  • the in house realtor doesn't want them up because he is protecting his interests and doesn't want competition and surely doesn't want members to be able to sell anything unless he has his hands in your pockets--- you enjoying it yet? -- THAT couldn't be or happen!

yes this banishment of signs whether for property, trailers, vehicles or any thing else is occurring for all the wrong reasons and the citations and fines are just perpetuating a unwarranted by- law that is being enforced for all the wrong reasons--- this is an action that needs to be reviewed and modified so that the la membership is the most important part of the equation and some help is given to the membership and not other interests that do not have the better intentions for the la community.......

BIG DAY TOMORRROW!

tomorrow is la day -- looks like it will be a fun filled event for the whole family-- tonight the ice cream social was busy and as usual i ate tooooo much ice cream with fudge--- hmm!

earlier tonight i went out the gate at 6pm and returned within an hour and the minnows swim organization was collecting money at the gate in both the in/out bound lanes...... bad idea!!!!!

why would you put children in these lanes to collect money -- how much can you possibly collect that warrants the risk of injury to these children in the event if an accident

these lanes are narrow and a tight fit to begin with -- drivers are preoccupied with getting close enough to get the community flyer, swipe their cards and get through the gate -- the last thing you need is to have several kids bouncing up and down with cans and signs or running across the lanes to get on the island to collect money -- this is not a proper way to raise money for your organization---

la should not allow this activity to occur strictly on a safety issue if not for the welfare of the kids---

and the minnow organization should put adults out there if they feel this practice is necessary and permitted -- it should not be permitted--- i'd bet that you won't get anyone on this board to sign a memo allowing this activity-- if they did then i'd have to be concerned about their ability to assess this situation and the effects on la in the event of an accident

i wish the minnows organization luck but they need to find a better way to raise money!
