I am new to blogging so please bare with me. I think that this blog is a good idea for people to express their thoughts, ideas, concerns and offer constructive suggestions that will bring the LACA community together. It would be nice if this did not become a bashing forum. Nothing gets accomplished effectively without open lines of communication. I am more than sure it takes a lot of work to maintain and update information. Kudos to the person who started this!
My wife and I are in the Lake Adventure community for a few years now and have enjoyed every minute of it. We have shown other family members and friends Lake Adventure in which they also purchased property. I have seen increases in the dues in the past three years and have absorbed them. We have not had the luxury of the lower rates that have been here for quite a few years that others have had the pleasure of enjoying. Having run a business, I fully understand that increases may be necessary due to the rising costs of everything. Though I fully understand that some people are on fixed incomes, out of work or lower incomes I feel this is still a great value for the money. Heck, you can't even take a decent vacation for what this place costs per year to own. I want to bring in more quality people to Lake Adventure but I am getting a little reluctant due to all the bickering between owners and the BOD. I feel that we are on the right track with the new manager and his credentials appear to be good. From what I am hearing he is on a mission to make improvements that will make LACA a friendly, nice looking place as well as functional. It would be nice to see some members pool together and donate some time to help make it a better place also. We have Horseshoe pits, ball fields and such that do not appear to get used that often. Wouldn't it be nice to have some more activities? Maybe some scheduled games on the weekends for people to participate in. I would be willing to donate some time to make this a better place to have some more enjoyment. It would be nice to meet some more of our neighbors also. My wife and I have friends in other parks somewhat like this and I have to tell you that their activities are well coordinated. Renters as well as owners participate in the events and some even assist in running the events. They do not get quite as much as we get for there dues but it is a fun place to be and from what we have observed, people are very content. The point that I am trying to make is that you can't keep doing things the same way and expect different results. Sometimes things need to be a joint effort. I would like to see everyone come together and resolve what ever issues are before us with an end result to attract decent people to our community. Lets give the new guy a chance to see if a difference can be made and assist where we can. Thank you for the opportunity to express my thoughts. By the way, nice review on last nights dance. It is nice to see some positive feedback.

olds -- you are right on the money -- more activities are needed to respond to the needs of new members, activities so the whole family can engage, activities for men and their children, activities that engage the teen members, and the exceptional swim program that this year will hold the finals at la later this summer -- yes the new manager qualifications on paper look good and i too look forward to his managing la for the benefit of all members, his ability to get the upgrades to the electrical and water infrastrutures and begin to show better progress with these projects-- to oversee the maintenance operations, the office support operations and hopefully begin to use the Internet to communicate with members, a way to save on postage and open a new avenue to let la members know what is happening at la---
yes i too hope that better days are ahead for la, a stronger financial situation, a better management for la, a more engaged membership and a lot less enraged membership--that would be a major start for la

WELCOME NEW MANAGER

According to the BOD minutes, Mr. Warm was interviewed at the November board meeting. They list some of his experience and qualifications in the November minutes and also in the Winter/Spring issue of The Adventurer, which has been mailed out.
Mr. Warm starts his position as Property Manager in April. I think this will be a refreshing, new beginning for the association. Someone with 20 years in the military and his work experience will most likely demonstrate the dedication, work ethic, respect, intelligence and leadership that Lake Adventure needs to get back on track.
We should all welcome him with an open mind -- he's taking over a position that was left as a disaster and things can't change overnight. Let's start this spring with a fresh outlook.
Welcome aboard, Mr. Warm. The property owners look forward to working with you in making Lake Adventure the kind of community it should be and has the potential to be.

CCLA + NEW MANAGER

Since I attended every open meeting this past summer and never heard anyone being threatened I'd like to know where anon got his/her info. What I did hear was the BOD President invite the CCLA members to come to the office and request any info they wanted, within reason, and it would be supplied. So far they haven't done that. This site can be very informative, but it can also be a place for too many disgruntled people to spew their own version of what they believe to be taking place at LACA without any regard for investigating facts. Just because someone makes an accusation, doesn't necessarily mean they know what they are talking about.

I think you got the wrong impression as to what a secure ID is used for. I don't believe our finances should not be floating around the Internet. Publicizing certain information may compromise the successful outcome of projects especially with the township. No one is suggesting the board is participating in covert and illegal operations and that it should be covered up. There is a reason Eagle Lake and other communities have a secure site, so no one sees their laundry. For instances, if some are late with dues and it's comes up during a board meeting there is no need to publically embarrass people by putting it in the minutes and then on the website. There needs to be some ethical discretion in what is published on a non-secure website vs what can be displayed on a secure site. A secure site should eliminate secrecy not promote it as you suggest.
anon -- your right on the individual financial data needs to be confidential and should be, all member data is highly confidential-- there is never an excuse to dissiminate this type of info just as the personnel files are off limits -no community member should have access to any of type of information just because he is a member -- knowledge of this information doesn't accomplish anything in a members ability to understand the la operations-- you have a right to understand the overall view of these catagories such as how many members are in default, what is the cost for labor for each employee segment--- but there is never a need for or should be allowed the individuals details -- i thought most people understood that managers or directors would never divulge this type of data-- i guess i may be wrong---

WoW !! No one to mind the store? Does the board expect Cheryl to run everything until they decide to hire someone?? Are they going to pay her and the other girls in the office and Doug accordingly for what they expect them to do? This is really a disgrace that it's almost 7 months and still no manager and now no code officer. What is this board thinking?? They should make Cheryl the manager , she has been doing the job since they fired Gary, and move on to try to make aure LA survives

i was up at la saturday and i was surprised at how icy the roads were-- there was very little grit on the roads and the driving was treacherous-- in fact the entrance gate was icy ruts and very slippery -- i'm surprised no one hasn't taken out the gate arm
it is evident that no one is managing the situations at la and that a manager is needed -- this bod is really falling down on this issue and can't find a capable facility manager -- they have been at this for 6 months and still no one for this position -- they are doing something very wrong and aren't able to handle the task in front of them -- the loss of the manager and the compliance officer at the same time is a serious problem developing at la and with the possibility with defaulting member dues this bod could be in real trouble really quickly-- the members should express their dissatisfaction with these problems and demand that a manager and now a compliance officer be hired before spring -
of course this could be an opportunity to rearrange the structure at la -- a full time maintenance supervisor should be considered with responsibilities for maintenance operations and act as compliance officer-- combining these two positions is a logical step in getting proper supervision over the maintenance department and controlling the compliance issues -- then again if the bod can't find a manager how would they find a ft maintenance super/compliance officer--- this may be beyond their pay scale!!!!!

REACTION TO COMMENTS
i am glad to see that in the previous posting of comments that the 3 people commenting have highlighted concerns at la that i too share and am confident that if we can get more members to join in this blog we'd see many others share the same concerns and interests in getting la on a new level-- with new housing under the 12' wide issue, cleaning up the community, removing derelict trailers, opening lines of communication between the members and the manager and bod, expanding the activities for today's families and their recreational interests, moving la to more secure financial status, expanding and hasten the upgrades to the electric and the lateral programs-- a lot of work needs to be done and it's questionable whether this bod and their choice of manager can accomplish these tasks. let's see what happens!!!!

The comments about the board president considering other interests, other then family issues, are more important is just an indication of people being elected to the board by a popularity, or the loudest voice and bully type tactics and is something property owners should take into consideration when voting in the next election. It seems the present board and boards since we've been here, the past ten years, had their own agendas. By the way, do we have a property manager to have a donut and coffee meeting with or has the board decided we don't need one and they will spend the winter running the place, yeah, Santa's coming to town.

It's true not all lots will accomodate a new 12' wide trailer without some work. Some trees may need to be cut down or a deck moved. Those of us who want to purchase a new 12' wide home shouldn't be penalized because some prefer to keep a tipout for what ever reason. I think the fact that a new trailer with placement hanging over an easement was an issue with LA management and they should have been responsible for the charge of moving the trailer. Isn't that the main function of the compliance officer, to make sure we comply with township codes???? I would like to purchase a 12' wide home and am aware the deck may have to be moved a foot or two to get it in but it will be a one time cost that to me is worth

I'm 60+ and I care about my investment and am very interested in getting new 12' wide homes into the community. This is a vacation resort not a retirement village so those senior citizens who don't want change are entitled to keep their lots in the '70s but I'd prefer my property to increase in value not be stuck in a time warp. I'd like this to be a place my kids and grandkids can continue to enjoy for years to come and you're correct we can only attract a new generation if we improve the landscape and facilities

a few observations and wondering what's going on with the following:
MANAGER SELECTION PROCESS AND THE WINNER IS?
THE 12' WIDE ISSUE WITH THE NEW LAWYER?
THE 12' WIDE ISSUE STILL A VIABLE ISSUE OR DEAD ISSUE?
THE CLOSING OF THE LAUNDRY -- TEMPORARY OR PERMANENT?
THE REMODELING OF THE LAUNDRY -- ON HOLD OR DEAD ISSUE?
ACCOUNTS RECEIVABLES HOLDING UP OR ARE DEFAULTS INCREASING WITH THE TOUGH ECONOMIC TIMES?
ANY CONTINGENCY PLANS TO SAVE MONEY IF DEFAULTS CLIMB?
any one got any answers it would be good to know since many members are interested in these matters -- maybe some one from the bod will respond (don't hold your breath)

There seems to be a double standard when it comes to hiring personnel at LA. Don't we already have a manager on staff that is a property owner? From what I understand -- I may be mistaken -- the Recreation Director (and in my opinion a "director" is a management position) is a property owner here and during the off season that person works in the administration office. So why is that okay and not for other management positions?
I see nothing wrong with hiring someone who happens to be a property owner if they have Community management experience and the expertise to perform the job of General Manager. After all, they have a vested interest in seeing this particular park succeed. But, they need to be willing to relocate to this area -- remember, this person has to be pretty much on call to make major decisions or handle any emergency situations that arise, especially with the electrical situation and all the construction or repairs going on within the community.

ron -- i also think you should be considered for the job -- this discrimination by the bod is wrong on so many levels -- they are passing over people that have a personal interest in seeing that la is properly managed for someone that has no interest in la but the salary -- and from what i hear they aren't offering enough to get anyone near qualified for this job== these bod directors have so many hangups and are paranoid on so many issues that it blinds them to real problems at hand and prevents them from making anything near a reasonable decision--- or they are just stupid-- that is a real possibility
this process they are employing may well blow up in their face and if it does i still am in favor of starting a recall of the entire board -- they are dysfunctional and incompetent --- it is breath taking how simple they can be on what should be straightforward solutions to the problems in front of them--
if a recall isn't necessary ---then others need to step forward and run for the open board seats at the spring election cycle -- it doesn't matter who is removed since they all act in unison and no one on this board stands out on their own--- if they do then let them let the community members know their positions on the issues before this board-- they can do that with this blog or even start their own blog and post their thoughts---- the issue that is used by board members is that any discussion by a bod member that criticize the actions of the board is detrimental to la-- well let me tell them something -- their actions are what's detrimental to the welfare of la-- they aren't advancing or enhancing the community members interests on any level-- they are failure as a board and should be removed before things really go south for this community
so the challenge before this community is
to know what each bod member is doing for the community--
to consider a recall --
to promote new people to run for the board

anon -- they have more than one community member that have formally and informally inquired or applied for this job -- i know that one--- namely me has more experience, qualifications, work record and the references to support the consideration for this job -- i have been rejected by the bod president because i'm not qualified -- i have over 40 years in facility management, the last 21 with air products and chemicals -- before that i had only one other employer for the other 19 years--so i don't think i have an employment history problem -- i also have never been unemployed for a day since i've been 14 yo-- i bet most board members can't say that -- i have been in all phases of facility management with responsibility for 300 employees, 5 project managers, and a $ 5 million annual budget -- i really doubt that they have anyone that can match my work record or experience
but they have disqualified me for only reasons they know --
the no members can have office jobs is an excuse that they use -- it carries no weight and is outright discrimination by this board --and while they may not be in violation of specific discrimination laws ( i think they had their attorney reply anonymously in a comment and-- i still am looking into this action and it's legal status) it is a situation that they employ to keep members out of the la affairs --
i don't know why but i sure am beginning to suspect that there is more to this policy than meets the eye -
something is being kept quiet -- a bod that mismanages the la assets-- finances, employees, project failures such as the lateral replacement program or the electrical upgrade program; the continued deterioration in the utilities infrastructures; facilities; a bod that is dysfunctional and can't work together (this i've heard before); a bod that is arrogant and incompetent and just about anything else one can think of that may explain their behavior--- so i doubt that i would be considered -- they don't want someone who is a strong manager and will represent the best interests of the community-- they want someone they can micromanage and will work for free -- so la will get whatever they get and the members will probably get screwed by this bod and when they come up for election they will be voted back onto the board-- the la members are not involved and therefore they will get what they get --not a good outlook

This whole process of hiring a manager is no longer a JOKE or something that should be put off until this bod feels it's time. With the whole financial crisis in our country,and I'm quite sure our investments and savings will be effected, the time is NOW to hire someone or RESIGN IN WHOLE and put some people on the board that CAN make decisions for the benefit of ALL property owners or as much as people are against it bring in a management company. This NOT good.
anon-- i was not trying to make a joke with the joe six pack thing -- it is a very important situation for la community members -- a strong manager is necessary who can operate la without the bod injecting their micro management practices-- they should have a a contingency plan in place to counter any rise in default member fees-- you need to have a plan ready to know how you can manage la with reduced cash flow -- it may very well come to that situation --this financial problem in the country may only be starting -- it is highly unlikely that the distress in the financial markets is anywhere near over and the worst may be yet to come--
if the board flubs this manager selection and not having a plan in place for la to operate with less funding -- then they should resign or be removed by the members in a recall vote

Is this again going to be who is most popular with board members, much like the way the board is elected on how many friends I have. LA is really looking like a place in complete disorder and with no one really caring about what's going on as long as board members get their electric upgrades, road repairs, or laterals replaced. LA is no longer a place for all owners but one for a select few who are on the board. Wake up 1
anon -- i think they're trying to game the process -- i don't believe they know how to qualify or vet prospective applicants -- they are all jockeying to get a manager they can control so they can inject themselves into the management of la --
this has nothing to do with getting a strong qualified manager who can run la for the community members or to enhance the community member's interests--
when this is over i believe the members should assess the new manager and if they're not satisfied then they should remember this when bod members are up for election -- they need to take responsibility for the actions that they control as a board member-- this is one of them!

Can anyone tell me if we have a manager yet? I hate calling down to the office, I never get straight answers. Do we know how many people were interviewed. The LA website says interviews where held on the 20th are they only going to interview people for one day? I think they should meet with any possible manager more than one time. What if the guy was a smooth talker and we end up stuck with some idiot all over again.
Not that i'm trying to be a ball buster put Im scared that they are just gonna go for someone that will work cheap so that they can micro-manage. I would rather pay a little more for someone that knows what they are doing.
Who is over seeing all the projects we have going on? I'm really not sure who to trust, BOD, CCLA or whatever. Talk about a test of faith.
anon -- yes this process will be a test of faith -- as i said before we will get a good manager or a bad manager -- just luck -- the bod will have a real test of their abilities to try and figure out this selection process and how to evaluate and choose a suitable manager-- i don't believe they have the collective ability to handle this task -- it is way above their pay grade!!!! the members really need to consider what is happening with this current board -- they have mismanaged one problem after another -- 12' wide issue. the attorney replacement issue, the lateral replacement project, the electrical upgrade project, the continued decline in the quality of life issue with the community, the rupture in community relations with the members resulting in the ccla effort, the demoralization of the la employees, the inability to hire a qualified community manager-- this is a bod in disarray and i believe a dysfunctional bod--
they need a strong manager that can and will operate la for the benefit of the entire community -- they need a find a person with this background and allow them to run la --the bod can not manage la -- it's beyond their abilities

Comments about accountability of projects is right in line. NO company or homeowner has work done without an estimate and a schedule of work thru completion. On the lateral project I'd bet if a property owner asked how many laterals are complete no one could give you a number. The previous manager had no control of the contractor doing the work and all he seemed to do was sign checks then, when the contractor left, admitted to po's that we were ripped off!!!!...Are we headed down the same road? With no property manager and relying on the board to run the projects are we headed for more disasters??What excuse is the bod using to still not have a manager, do they think they can do a better job running the place from home and are they available 24/7?? With what's going on on Wall Sreet and with the government not bailing out anybody who will bail out Lake Adventure when our funds are exhausted do to miss-spending and mis-management, or I should say no management.
ANON -- I TOTALLY AGREE WITH YOU -- LA BOD HAS A LOT TO DO AND I'M NOT CONFIDENT THAT THEY'RE GETTING EVERYTHING DONE -- THE MEMBER'S INTERESTS ARE NOT BEING TAKEN CARE OF AT THIS TIME

I for one am against a property owner being the manager. It leaves too much room for bias, which is probably why the rule is in place, also don't need a P/O privy to confidential information. Mr. Friend sounds like a child who can't get his way. Too many people throwing out mis-information here just for the sake of it. Try doing your homework before shooting off your mouth. By the way, we did have a mgmt. co. just prior to the last mgr. and it cost us a fortune, but if you are up on things at LA you would have known that. BOD aren't miracle workers and have state & local regulations they have to follow, not to say there isn't always room for improvement. Just tired of all the bashing going on from people who don't bother to check the facts.
anon -- members now are exposed to intimidation, harassment, retaliation coming from the sitting security and architectural committees with the indiscriminate enforcement of rules in response to complaints from misguided and in some cases outright racist members simply base upon their racial bias, ethnic bias, generational bias, gender bias --- this is going on now -- these people involved in this activity are the ones that are afraid of a strong manager who might put an end to their assault on other community members
a manager is responsible to maintain the confidentiality of assoc. records -- that is the rule any professional manager understands -- second if any records are being hidden by the bod or contain data that is harmful to the bod then the bod is in more trouble than we think and quite frankly a lot more stupid than i thought
that is an indefensible excuse and a well as the no members can have an office management position rule
this board is responsible for la and it is now and in the past have allowed numerous violations of rules and laws, both at the state and federal level---- community members must realize that this puts la at financial risk in case of an accident. fine or a lawsuit -- this will happen sooner or later
a community that has a bod that is irresponsible, incompetent, reckless, willfully violates and is in violation of state and federal statures and to top it off arrogant is a recipe for disaster!!
ps -mr. friend says get your head out of your ass and look around -
